How we work

We walk the property with you before we start, so you know what method we're using on each surface and why. We work at the pressure the material can take — low-pressure soft washing on siding, stucco, wood and roofs; controlled pressure on concrete and pavers. Then we walk the property with you again afterward.

Why the method matters

Most of what makes an exterior look dirty on the Peninsula is organic — algae, mildew and moss growing in shade and moisture. It has root structure in the surface it's living on. High pressure removes the visible layer and leaves the roots, which is why blasted surfaces look clean for a month and then don't. A soft wash solution with proper dwell time kills it at the root, which is why the results last a year or more instead of weeks.

The other half of it is damage. High pressure forces water behind stucco and vinyl siding, splinters painted wood, and strips the protective granules off asphalt shingles. Those aren't hypothetical risks — they're the most common damage we get called out to look at after someone else has been there.

What we'll tell you honestly

Some things don't fully come out. Decade-old oil that's soaked deep into concrete lightens rather than disappears. Long-term hard water etching on glass improves but may not clear completely. Efflorescence on concrete comes back because the cause is inside the slab. We'd rather tell you that when we're quoting than after we've been paid.
